Project Brief
Station U&O began simply as Parcel 42, a vacant lot in DC's Shaw neighborhood. After previous development plans came and went, we stepped in with our partner H2 Design Build to revitalize the space into a 10 story, 112,000-SF building with 110 units of luxury affordable housing. With a mix of studio, one, and two bed apartments available for residents earning 30% to 80% of the Area Median Income, Station U&O is a key example of the greatness that can come from public private partnerships.

With the lot being owned by the city and vacant for so long, this project had a multitude of challenges. Between an accelerated design phase, strict zoning requirements, and more, the team was able to handle anything thrown at them and still deliver a DAVIS quality project. Station U&O is not only a top-of-the-line luxury affordable housing unit, but it also earned certifications in Enterprise Green Communities, WELL®, and Energy Star, showcasing the expertise of our multi-family residential team!

Such a major undertaking wouldn't be possible without the support of our partners, H2 Design Build. As a full-service, turn-key company with the vision, expertise, and track record of delivering projects from inception to completion, their efforts made a huge impact from the preconstruction process to move-in day. H2's relationships with local, minority and underrepresented trade partners ensured the city and Shaw would be fully represented. Continuing to build meaningful relationships is at the core of our mission at DAVIS, and H2 has been a key contributor.
On top of our partners, Station U&O wouldn't be possible without collaboration with Dante's Partners, the Government of the District of Columbia, and the Office of the Deputy Mayor for Planning and Economic Development.
