Fluid Problem-Solving, Concrete Solutions

New to the DC market, our client purchased a defunct hotel in the Friendship Heights neighborhood of Chevy Chase. Formerly operating as a Holiday Inn, over 40 years of sustained operations had taken a toll on the building. As the new owner, Grosvenor America partnered with Marriott to bring the new Courtyard concept to Chevy Chase and selected DAVIS to complete the complex renovation. Because of strict zoning and density limits, total demolition and new construction on this site was impossible. Our solution enabled us to retain and reuse 90 percent of the existing building envelope, and 50 percent of the interior nonstructural elements.

Working on a very aggressive schedule, the DAVIS team had five months to turn an old building into one of the area’s most innovative hotels. This was tight — and made even tighter when we discovered substantial water intrusion. Major decay in the frame of the building required extensive demolition and renovation. Thanks to our expertise and adaptability, we made these discoveries early enough to be remedied without impacting the overall schedule.

A Destination Where Style and Comfort Meet

In addition to repairing the building’s structural integrity, the exterior renovation included new punched windows on nine floors, an upgraded roofing system, exterior stucco façade, custom glass curtainwall at the main entrance, and a brand new stainless-steel pool on the third-floor roof deck. The interior renovation included high-end finishes and furnishings for the lobby and throughout the 225 guest rooms. The transformation was astounding.
