This project entails the massive modernization / renovation of the Nassif Building located at 7th and D streets in southwest Washington DC.  The ten-story building is divided into four quadrants with a central, 90,000-SF, open-air, landscaped courtyard.  Lastly, a 15 acre three-level underground parking garage is located below the building.  The plan for this exciting renovation includes demolition of the existing building to its structure.  The current HVAC systems will be replaced with a chilled beam system, typically utilized in Europe, making it one of the first systems to be installed in the United States.  The mechanical and electrical penthouse will be replaced, 21 existing elevators will be modernized, and 10 new elevators will be added.  The facade will consist of a new 300,000-SF blast-resistant curtainwall system.  Other security upgrades to the structure and parking levels will be included to meet current level IV standards.  In addition, the tenant lobbies and cores will be developed in anticipation that the building will be leased to a GSA tenant(s).  Last but not least, extensive remodeling of the courtyard and surrounding landscape will be included.  The L'Enfant Plaza metro station's ingress/egress is located within the parameters of the building's courtyard; therefore, extensive coordination with WMATA will be necessary.  This project is being registered for LEED Silver certification.
